We assess the foundation, load bearing walls, beams, and framing to understand what the home can carry. This determines whether the open concept, the addition, or the second storey you are imagining is straightforward, costly, or off the table entirely, before you commit a dollar.

Mechanical Systems

The age, condition, and real risk in the electrical, plumbing, and heating.

We evaluate the electrical panel and wiring, the plumbing supply and drainage, and the heating and ventilation, along with the age and remaining life of each. Aging or undersized systems are often the hidden six figure surprise, so knowing their condition tells you what must be replaced before anything cosmetic begins.

Zoning & Suite Potential

What the lot legally allows, including secondary suites and additions.

This is the paid planning phase most contractors skip entirely. We resolve layouts, materials, and every detail, then lock your full fixed price, so you know exactly what you are building and what it costs before you commit to construction.

Permitted Construction

Once the design and price are approved, our curated team of master tradespeople brings it to life. Work is permitted, sequenced, and tracked through your client portal, on the schedule agreed before the first wall opened.

Final Walkthrough & Warranty

When construction is complete, we walk every detail together against the standard we set at the start. Then your warranty package carries that certainty well past handover.
